This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Update the 2012 IRC notation. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety SITE PLAN: Provide a site plan showing dimensions of all buildings requiring a permit, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations. FLOOR PLAN: Provide a floor plan showing the identification of adjacent rooms with door or window openings in the proposed space. Include any blocked door or window. SECTIONS - DETAILS: 1. Provide a complete structure section showing the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 2. Specify the minimum thickness (1/2”) of non-structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs/sheathing of all exterior walls, R703.2. OSB may be 3/8” thickness as a structural sheathing, whereas T1-11 is non-structural. 3. Clarify if the walls are framed with 2x4s (note C) or 2x6s (note F) which is required for using R-19 batt insulation. PLUMBING PLANS: 1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1 or notate existing without change. MECHANICAL PLANS: 1. Show heating (HVAC) facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. The laundry room is optional. 2. Hallways of 10’ or more in length require a receptacle, E3901.10. 3. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 4. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. OUTDOOR LIGHTING CODE Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly). | 06/16/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-0323-03674 3236 E Bermuda St. – R-2 2 Bedroom Add (1st Review) TRANSMITTAL DATE: June 16, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A two dwelling units are a permitted use in the zone, (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Remove the elevations/sections from within the property footprint. 2. The lot coverage calculation is not correct and shall include all vehicle use areas whether improved or unimproved, UDC Article 6.4.3.B.3.b. 3. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. 4. The plot plan shall show all structures on the site. Based on aerial photos there is some type of structure located in the southwest corner of the property that shows up some time after 2018. Zoning was not able to find approved permit or Zoning compliance documents for this structure. If this structure is greater than 200 sq. ft. a building permit is required along with building plans and can be included in this permit. If the structure is 200 sq. ft. or less a Zoning compliance is required. For either requirement show this structure on the plot plan, provide heights of the exterior walls, perimeter yard setback dimensions and include the structure in the lot coverage. As it does not appear that this structure meets perimeter yard setbacks at a minimum a neighbor’s setback waiver is required. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
