The site is in the R-1 zone (UDC 4.7.8). A single-family residence is permitted in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. The following comments may be relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 1. This comment was not entirely addressed. As five total bedrooms are proposed, the project is required to comply with UDC use-specific standard 4.9.7.B.7. While three motor vehicle parking spaces are provided within a side or rear yard, a Zoning Administrator's determination dated April 24, 2006 states tandem parking is not permitted for projects required to comply with UDC 4.9.7.B.7. A Board of Adjustment variance is required to be granted to allow tandem parking for this project. The project will not be required to comply with UDC 4.9.7.B.7, and will not require a variance, if one fewer bedroom is proposed for this project.
