Code reference, 2018 International Residential Code (IRC). General Comments: 1. The proposed front porch extends outside of the parcel line of the property and into the Common Area. Provide a letter of approval from the HOA that he encroachment of the porch into the common area is ok before zoning can approve. 2. The Legal Description and Mail name and address reference a separate property. Please change to reference the property associated with the address listed on the permit. Structural Plans: 1. Provide dead load calculations for the roof system being installed, R301.1. 2. 4x6 beams are undersized for the given span and typical tile roof dead load, Show a beam size with appropriate load carrying capacity, R301.1. 3. Show the slope of the proposed porch roof, R904.1. 4. Show tile installation and underlayment is compatible with the slope. Typical tile installations are limited to roof slopes of 2 ½” per 12”, R905.1.1, R905.3. Provide manufacturers specification and installation sheets for tile on a low-slope roof. Foundation Plans: 1. Provide soil load-bearing capacity for proper footing design, R401.2, Table 401.4.1 (Use 1,500 psf, when no soil testing report is provided). 2.
