05/26/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0523-05151 1712 East Warren Place – R-2 Detached garage (1st Review) TRANSMITTAL DATE: May 26, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The following comments are relative to an application for a Board of Adjustment variance (UDC 3.10.3). 1. Include the proposed vehicular use area granting access to the proposed garage to the lot coverage calculations. 2. Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area. A Board of Adjustment variance is required to be granted to allow the proposed detached garage to be constructed in the front yard. Per a Zoning Administrator’s determination dated December 1, 2008, the proposed garage may be considered attached to the principal structure if a five-foot-wide connection supporting a minimum twenty-pound live load is proposed. A variance will not be required if a five-foot-wide connection between the residence and the garage is proposed. The Zoning Review Section was unable to determine whether a permit was obtained for this porch. Either provide permit documentation for this porch or include it within this permit’s scope of work.
