Avenida De Palmas. – RX-1 Shade Structure w/Solar & Roof Mounted Solar (2nd Review) TRANSMITTAL DATE: August 1, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). See Use-Specific Standards 4.9.7.B.6, .8, & .9. The minimum setback is twenty feet (20) facing each interior property line (Table 6.3-1.A). 1. Based on the information provided on the plot plan there is 4,944.5 gross floor area of principal structure and 3,845.52 gross floor area of accessory structures. The gross floor area of the accessory structures exceeds the allowed 50% of the principal structure gross floor area. A Board of Adjustment for Variance must be approved. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Provide a calculation that clearly demonstrates that the total gfa of all accessory structures do not exceed the allowed 50%. If the 50% is exceeded a Board of Adjustment for Variance will be required.
