This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). General Comments: 1. Items built without a permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Additional comments may be forthcoming based on updated plans. 2. Next submittal needs to address all comments from NOTICE VIOLATION # CE-VIO0223-01937: “After inspection found that property had a enclosed carport with-out permits in the past, owner is putting it back to carport, but did find other violation's, property in the front was enclosed at front west of the carport, has a carport at the rear of the property being constructed with possible electrical running to it, also has a new AC unit and a new electrical panel, all will need be under permit, will be issuing stop work order, ok for them to finish repairing roof leaks.” 3. Provide Mechanical plans addressing the new AC unit on the roof, show roof fraiming members with sufficient capacity for the AC weight. Show electrical and/or gas connections and sizing: https://www.tucsonaz.gov/files/pdsd/permits/Air_Conditioning_Template.pdf 4. Provide Electrical plans addressing the new electrical panel and possible electrical running to the garage in the backyard. Rear Storage/garage: 5. 2x8 @24” OC rafters are undersized for the given span or 20’. Max span distance for 2x8 @24” OC is 15’1”. Provide rafters sized/spaced correctly for the given span, Table R802.4.1(1), or provide a design sealed by an Arizona registered engineer, R106.1, R301.1. 6. Show ledger to wall connections consistent with Figure R606.11 (1). Change ledger bolt size and spacing for a prescriptive design or provide an or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3. 7. Show a beam size with appropriate load carrying capacity for the garage door opening, R301.1. Provide details of the header and beam connection from roof to foundation. 8. Indicate the direction of slope for the garage slab, R309.1. Front porch enclosure: 9. Show a floor plan labeling all proposed functions of rooms and spaces, including existing spaces inside the existing structure, R106.1.1. Bedrooms require compliant egress to the exterior. Include dimensions and show all doors, windows, fixtures and appliances in the construction area. 10. Detail the method used to cover the small notch in the roof, first appeared between 2006-2008, R106.1, R301.1. 11. Show the rafter size and spacing of existing roof framing for verifying new load carrying capacity, R301.1. 12. Show wood beam seats with 1/2" clearance from masonry on top, end & sides, R317.1 item4. Or detail beam connection to a pressure treated top plate. 13. On detail 1, remove the “varies” measurement and show a minimum depth of 12” from grade to the bottom of the footing, R403.1 & R403.1.6. 14. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5, or Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. 15. Specify steel lintels to support imposed load for the door and window openings, R606.10: 1’ to 4’ 2-3 ½”x3 ½” x ¼” 4’ to 7’ 2-4” x 3 ½” x 5/16” 16. From the provided plans it appears that the front door is moving to a place in the existing wall that is directly next to an existing window. Provide necessary elevation views with measurements to clarify the placement of the new door and window, R301.1. Provide all structural details as necessary for determining the structural capacity of the wall/openings to support the imposed loads of the roof, R301.1. 17. Show the location of each outlet on the Electrical Plan, E3404.12. 18. Show receptacle outlets at wall spaces 2’ or larger with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. This will require more than the one receptacle outlet shown. Note: When tying into an existing circuit, 20A circuits may serve an area not greater than 800 SF. 15A circuits may serve an area not greater than 600 SF, E3704.4. 19. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.17. Stella Rd. – R-1 Detached Garage (1st Review) TRANSMITTAL DATE: May 24, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. The plans show a carport at the southeast corner of the existing dwelling but based on aerial photos this carport has been enclosed to a room. Clarify what this area is.
