This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits FLOOR PLAN: Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36” in the direction of travel, R311.3. SECTIONS - DETAILS: 1. Provide a structure section showing proposed features including a foundation, sills, anchoring, framing, sheathing and insulation, R106.1. 2. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. 4. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. PLUMBING PLANS: 1. Show the underground gas piping to the island with a detailed sleave encasement, seal and exterior vent location, G2415.14. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing a sub panel and feeder size for proposed dwelling unit, NEC 225.30, E3403, Table E3704.2(1). 2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. 3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2Provide proposed wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls (within 6’ of any wall location) and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. OUTDOOR LIGHTING CODE Show the new light fixture as a full cutoff fixture when located within 25 feet from the property line OLC 401.3.3. Lee St. - R-2 Raise Height of Existing Wall (1st Review) TRANSMITTAL DATE: June 1, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plot plan shall include: a. Indicate the scale of the plot plan. Plot plan shall be drawn at and engineering scale, i.e., 1”=10’, 1” = 20’. b. Provide a lot coverage calculation on the plot plan that meets the requirements UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. c. Clearly indicate what you are trying to permit, the plan is not clear. d. The street perimeter yard setback shown is not correct and should be 20’-0”. e. The property dimensions are not correct, Review the Bronx Park final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/search?book=03&pg=117, and correct the dimensions. f. Provide a dimension from center line of Lee street to face of curb and from face of curb to the property line. Based on Paving Plan I-65-087 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-65-087, the distance from centerline to the face of curb should be 18’ and from face of curb to property line is 17’. g. Indicate the zoning of all adjacent properties on the plot plan. h. Provide the legal description, “BRONX PARK LOT 7 BLK 52” on the plot plan. 2. It is not clear if you are proposing a change in height of exterior walls, clarify. If changes to exterior walls are proposed perimeter yard setbacks may be effected. 3. Based on aerial photos there is some type of structure located in the rear yard along the west property line and one in the southeast corner that show up sometime after 2020. Zoning was not able to find approved permit or Zoning compliance documents for these structures. Either provide approved permit/Zoning documents for these structures or include them in this permit. If either of these structures exceeds 200 square feet or has utilities ran to them a building review is required. If less than 200 square feet Zoning compliance is required. Show these structures on the plot plan along with the height and perimeter yard setback dimensions. Any structure that exceeds 6’ in height is subject to perimeter yard setbacks of 6’-0” or 2/3 the height, greater of the two. As it appears that neither meets perimeter yard setbacks a neighbor’s setback waive maybe required. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
