This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). Electrical Plans: 1. When installing underground electric to kitchen islands, install per IRC 3803.11. Provide Electrical Outlets at the island countertop. IRC E3901.4.2. 2. E3703.5 A minimum of one 20 amp rated branch circuit shall be provided to supply bathroom receptacle outlets. Such circuits shall have no other outlets & per E3902.1 Shall be GFCI. Circuit 19 can only supply GFCI receptacles in both bathrooms and nothing else. All other lights and receptacles need to be removed from this circuit. 3. Revise the electrical load calculations following Table E3602.2 for sizing the general usage loads. Show 3 watts per square foot of floor area. Show 1500 watts for each 20A appliance and laundry circuit. Show nameplate entries for each appliance. Apply a 40% factor for loads above 10,000 watts. Add the total nameplate for the air conditioning unit. 4. Verify the Range and A/C Unit circuit/conductor sizes for serving the loads, E3702.11. Use Table E3705.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3705.4.1. 5. Use Table E3705.5.3 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings. Conductor for circuit 11/13 is undersized for the given OCPD. 6. Show all receptacle outlets serving kitchen countertops with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3902.6. GFCI receptacles may be installed at ungrounded outlets, if marked “No Equipment Ground”, NEC 406.4(D)(2)(b) or “GFCI Protected” (c). 7. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. 1. Mechanical Plans: 8. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 9. Show dryer vent size and location for venting to exterior, M1501. 10. Provide Mechanical details M-1 with higher resolution, R101.1. Plumbing Plans: 11. Show the platform mounted water heater with a listed pan and ¾” drain line to a waste receptor or to the building exterior 6” above grade, P2801.6. 12. Show a pressure and temperature relief valve at the water heater. Note a metallic T&P line terminating at the exterior 6 inches above grade facing down, P2803.6.1. 13.
