This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Code reference, 2018 International Residential Code (IRC). 1. Plans show the removal of 3 different doors being removed and multiple windows being removed or resized. This requires complete building/framing plans to verify structural code compliance, R301.1. 2. Provide framing and header/lintel details and section views for the doors removed and windows modified, 301.1. 3. Provide emergency escape and rescue openings for every sleeping room, habitable attic and basement space. Net clear opening of 5.7 sf (5.0 sf allowed on grade floor rescue openings). Minimum 24 inches opening height, minimum 20 inches opening width. Sill height maximum 44 inches from finish floor to the bottom of the clear opening. IRC R310.1. The Windows in BDRM-3 are both in violation of emergency egress/access requirements. 4. The removal of the doors also requires plans Showing receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2, E3901.2.2 item 3. Per UDC 5.8.8, HPZ review is required for alterations involving the modification, addition, or moving of any part of an existing structure that would affect the exterior appearance of the building.
