This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Code reference, 2018 International Residential Code (IRC). General Note: 1. Additional comments may be forthcoming based on updated plans. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Roof projections extending into the 3-foot fire separation distance to the neighboring property line require not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). The fire protected overhang may not extend closer than 24” from the property line. FOUNDATION PLANS: 1. Locate and size reinforced footings for supporting live and dead structural loads, R401.2 or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. 2. Show exterior footings at least 12” below the undisturbed ground surface, R403.1.4. 3. Show or notate a 6” minimum separation of untreated exterior posts above finished grade or metal post base with 1” space above concrete, R317.1.4 exception STRUCTURAL PLANS: 1. Specify design criteria on plans. Provide values for roof dead load and live load, R301.3. (City of Tucson Amended). 2. Provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. 3. Locate and size beams, joist, and fasteners for supporting live and dead structural loads, R804 or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. 4. Provide complete roof framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking, R301.1. 5. Provide diagonal bracing or an engineered lateral analysis for a structure without braced wall support, R301.1. 6. Completely detail all post connections from post base to the foundation and beam connections to the post, R301.1. 7. Show a beam size with appropriate load carrying capacity, R301.1, 4x10 beam is undersized and requires a larger size or provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. 8. Norton Av. – R-1 Covered Deck (1st Review) TRANSMITTAL DATE: May 16, 2023 Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. Once the required plot pl Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 2. As no plot plan showing perimeter yard setbacks to the property lines Zoning is providing the following requirements. Based on a height of 10’-1” the required perimeter yard setback would be 6’-9”.
