1.Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Identify the ventilation requirements and insulation types for complying with the condensation control issues.
2. Show code compliant wall insulation.
3. R506.3.3 Vapor retarder: a minimum 6 mil polyethylene vapor retarder with joints lapped not less than 6 inches is required between the concrete floor slab and the base course or the prepared subgrade where a base course does not exist.
4.E3902.12 Appliance Outlets: GFCI protection is required for receptacle outlets or their branch circuit for:
1. Drinking water coolers
2. High pressure spray washing machines
3. Sump pumps
4. Dishwashers
5. Electric ranges
6. Wall-mounted ovens

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.


1. Per Comment 5 of the 5/20/26 Residential Zoning review, Zoning staff is unable to approve this resubmittal because the DDO application for TP-MOD-0826-000082 is still in process.
2. Once the DDO process is complete and the waiver period expired, please submit the following:

a. DDO Approval Letter
b. Revised site plan to include the following:
i. Required square footage of vegetative groundcover (shrubs may be substituted providing they cover the required square footage). Please refer to this link for landscape requirements: https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code
ii. List the common names for the required groundcover/shrubs and the preferred watering method.
iii. Recalculate the Total Lot Coverage. Per UDC 6.4.3., total lot coverage basically includes all vehicle use areas and enclosed structures – (porches and walkways are excluded). This total is then divided by the square footage of the lot to arrive at the total lot coverage.
iv. Delete the Site Plan Note that references that vegetative ground cover is not intended because it is required.
c. Construction plans
d. A response letter addressing all staff review comments.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
