1. The new dwelling requires an exterior accessible route that shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance. Water draining from roof shall not interfere with exterior accessible route. Please update site plan to include a general note regarding City of Tucson requirements for inclusive design. Show the accessible route on the site plan.

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please visit the following link for Full Site Plan instructions and provide any missing information: https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/plan-samples/full-site-plan_feb2026.pdf Examples of missing information include, but are not limited to building heights, lot coverage that includes the information provided on Sheet A1.1 and all, vehicle use areas, legal lot description, and owner(s) name(s).

2. Please remove the ‘Variance Request for Casita and Carport’ language from the top of the Sheet A1.1 and instead add the project scope as a note (without referencing a variance).

As of January 1, 2026, through an amendment of the Unified Development Code through Ordinance No. 12219 (linked below) with exceptions to lots situated along a side street which require a 10’ side setback, interior side and rear setbacks are 5’. The front yard setback is still 20’.

3. Submit a landscape plan. This need not be a separate plan and can be demonstrated directly on the site plan. Ordinance No. 12219 went into effect January 1, 2026. This ordinance addresses an amendment to the UDC. Per UDC 7.6.10., landscaping is required for all new single family residential, middle housing development, and accessory dwelling units. Please refer to the following links including Ord. 4. Draw, dimension, and label a 4’ wide accessible route from the driveway, sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in Sections 402, 403, & 404 of the ADA Accessibility Standards:

5. As anticipated by the applicant, a Design Development Option (DDO) is required because the new proposed spaces are proposed to be located within the required 5’ rear and west setbacks.

To submit a DDO application, apply for a new sub-record under this permit at TDC Online. To get this specific review scheduled and if you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov or Georgia Pennington at Georgia.Pennington@tucsonaz.gov. Once the DDO is approved and the appeal period is over, please include the approval letter with the updated construction and site plans and a provide the response letter explaining how you have addressed all comments. Please note that Zoning cannot approve the zoning review portion of the permit until the DDO has been approved.

6. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
