| 10/13/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Drew Szentesy Planner PROJECT: TC-RES-0426-02226 5737 E LEE ST TUCSON, AZ 85712 ADU and Garage TRANSMITTAL DATE: 10/13/2026 This site is located within the R-1 zone (UDC 4.7.8). An single family dwelling is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9, & .12. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. You need to include organic vegetative groundcover for any new dwellings per UDC 7.6.8. This is required and not optional. Required square footage of vegetative groundcover (shrubs may be substituted providing they cover the required square footage) is 200 square feet ((60ft frontage – 20ft curb cut) X5). Please refer to this link for landscape requirements: https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code 2. List the common names for the required groundcover/shrubs and the preferred watering method. 3. Recalculate the Total Lot Coverage. Per UDC 6.4.3., total lot coverage basically includes all vehicle use areas and enclosed structures – (porches and walkways are excluded). This total is then divided by the square footage of the lot to arrive at the total lot coverage. You appear to still have the porches and walkways in your calculation. 4. Delete the Site Plan Note that references that vegetative ground cover is not intended because it is required. The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code For questions regarding Zoning comments, please contact me at: Drew.Szentesy@tucsonaz.gov |
