Site Engineering Review Comments:
1. Based on Site Zoning determination/review - as the proposed development is a new dwelling (ADU, SFR, Duplex, Etc), Per the City of Tucson Inclusive Home Design Ordinance: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf, all new dwellings and units have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway, sidewalk, or street to an accessible entrance.
a. Refer to Technical Standards Manual Section 7-01.4.3 for sidewalk/pathway specifications including the minimum 4ft-width and composition minimums.
b. Action Items: Provide a width call-out, proposed slope, and label the walkway as the “Accessible Route” leading to the new home entrance
2. Please correct the southwest property dimension. Per the Pima County Assessor’s Map https://www.asr.pima.gov/ParcelData/Map/Arm/MP31/31073_01.PDF , and the recorded subdivision map https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=31073 for Lot 39 of the Powder Horn Ranch subdivision, the southwest property line measures 160’, (N60̊ 01’ 39” W).
3. Please show the platted 7.5’ easement within the southeastern property boundary extending partially into the SW area of the subject lot ( https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=31073)

05/05/2026 Residential Zoning REQUIRES RESUBMIT PDSD TRANSMITTAL

FROM: Roxanne Johnston
Planner

PROJECT: TC-RES-0426-02201
10010 E Prairie Dog Ln, Tucson, AZ 85749
Office/ADU (1st Review)

TRANSMITTAL DATE: 05/05/2026

This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The proposal calls for an office and studio. Please replace all references of the studio to an Accessory Dwelling Unit, or ADU. A studio is not defined, but due to the height of the proposed structure (please see the Unified Development Code (UDC) 6.6.3D) and the presence of a refrigerator, the proposal includes an ADU.

An ADU has either one or all of the following: a full-sized refrigerator, a double sink and a stove. Please be aware that An ADU triggers impact fees and requires landscaping (see Comment 2, below) and ADA accessibility, per the City’s Inclusive Home Design Ordinance: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf

2. Submit a landscape plan. This need not be a separate plan and can be demonstrated directly on the site plan. Ordinance No. 12219 went into effect January 1, 2026. This ordinance addresses an amendment to the UDC. Per UDC 7.6.10., landscaping is required for all new single family residential, middle housing development, and accessory dwelling units. Please refer to the following links including Ord. No. 12219 for landscape requirements: https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code , which is a breakdown of the landscape requirements, and https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/middle-housing/middle-housing-ordinance-clean.pdf , the full amended ordinance.

3. Please correct the southwest property dimension. Per the Pima County Assessor’s Map https://www.asr.pima.gov/ParcelData/Map/Arm/MP31/31073_01.PDF , and the recorded subdivision map https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=31073 for Lot 39 of the Powder Horn Ranch subdivision, the southwest property line measures 160’, (N60̊ 01’ 39” W).

4. Please show the platted 7.5’ easement within the southeastern property boundary extending partially into the SW area of the subject lot ( https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=31073)

5. Please correct the setbacks. The side and rear setbacks for the RX-1 zone are 20’ per UDC Table 6.3-1A.

6. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.

The City of Tucson Unified Development Code may be accessed at this site: https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-1 Recent amendments to the UDC may be found here: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/middle-housing/middle-housing-ordinance-clean.pdf
