This site is located within the NR-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please submit a minor Historic Review application for the storage structure called out in Keynote 4 on Sheet G.1. This was missed in the prior review. This structure is a contributing historic structure to the Rincon Heights Historic District ( https://pro.tucsonaz.gov/parcel_search/124080890 ) Per UDC 3.12.1.A., these regulations apply when an application for a demolition permit involves the complete or partial demolition of a building that is partially or in its entirety 50 or more years old. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued. Please submit the completed documentation under the permit number via your TDC online account. Until the Historic review is completed and approved, Zoning cannot approve permit TC-RES-0426-02166.
