Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2024 IRC with amendments and building ordinances for all dwellings.

Provide a engineer stamped truss plan set.

Provide a separate response letter addressing each comment with location of change on the plans.

GENERAL COMMENTS:

1. Provide a future PV breaker space at the last breaker space on the electric panel schedule. Relocate from circuit #19/21 to #30/32.

PLANS:

1. Remove all outdated code references, R106.1.1. Incorrect entries were found on sheets #5 & 6.

SECTIONS - DETAILS:

1. The attic vent opening calculation includes two gable vents, R806. Show the two required opens on the elevation sheet #3.

PLUMBING PLANS:

1. Show the water heater rating/capacity, R106.1.1. An on-demand (instantaneous) unit requires a larger circuit than 30 AMPS.
2. Remove the UPC code reference and show an adopted code, 2024 IRC.

ELECTRICAL PLANS:

1. Update the load calculation. Include the Electric Vehicle load entry (typically 7680 watts or 32 AMPS) in the electrical load calculations (continuous demand) below the HVAC entry, N1104.2.2.
2. Remove the “Optimal Compliance method” note. All lighting is now LED, N1104.1.
3. Provide GFCI protection for appliance receptacle outlets, E3902.12. Include the clothes washer, the range and the AC.

Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence is a permitted use in this zone (Table 4.8.4) subject to Use Specific Standards 4.9.7.B.12.

Comment 1: Please remove all previous stamps when uploading plans, as reviewers cannot stamp plans with existing/previous stamps.

Comment 2: Please provide more detail on landscaping on the site plan. Per UDC 7.6.8.A, all new single family, middle housing, and accessory dwelling unit development requires the following landscaping outlined below. Please show the placement of all landscaping on the site plan as well as details on species of trees and groundcover to be used.

One canopy tree for every 1,000 square feet of gross floor area. Fifty percent of the required trees should be placed in the front yard setback.

Vegetative groundcover is required within the front yard setback per the calculation below. Please include this calculation on the plan.
