This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Comment 1: Thank you for updating the site plan to correct the location of the front property line and the adjacent street! Please add the following detail(s) to the plan: The placement of the new porch is unclear with the updated site plan. Please draw the exterior sides to show the edge of the proposed porch. Currently, both the porch dimensions and the setback line do not point to anything specific. Comment 2: As the proposed setback for the porch is 14’, less than the required 20’ front setback for the zone per UDC section 6.4.5.C.1.a, a Design Development Option (DDO) may be used to allow the reduced setback. Please submit a DDO application under the Zoning Modification sub-record that has been created.
