This site is located in the R-2 zone (UDC 4.7.9). An accessory dwelling unit is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .8, .9 and 6.6.3.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) A site plan that indicates the location and length of the fence is required for a fence/wall permit. Please provide a basic site plan that meets the requirements found at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples

2. (Comment) The plans indicate a wall with a height of 8’. Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be six feet. The maximum height of the wall may be increased to up to 10 feet if at least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron.

Either comply with the maximum required height, or apply for a Design Development Option (DDO) per UDC 3.11.1 to increase the maximum required height up to 8’. If you choose to move forward with a DDO, please submit a DDO application under the Zoning Modification sub-record that has been created.
