Residential Engineering:

1. This property located at 9001 E CALLE PLAYA is located within a COT floodplain associated with the Hidden Hills/Ricardo Small Wash and will require a separate floodplain use permit with cost estimate.
2. The FPU permit is a separate permit that can be submitted for within the sub-records of this permit.
3. Site Engineering will be unable to approve permit TC-RES-0426-02018 until the associated FPU permit is approved. It is recommended that the FPU permit process be started and achieve approval and issuance prior to the resubmission of this permit to ensure no project delays and review overlap.

Please upload your revised plans to TDC-Online with a revision letter outlining what has been revised on the doc set.

TRANSMITTAL DATE: April 30, 2026

This site is in the R-1 Residence Zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit;

The City's Unified Development Code (UDC) (Section 1.4.1.C) establishes that before the City issues any approvals or permits; we must confirm that a site complies with UDC standards. Therefore, as part of permit reviews, we review a site's permit history and compare it to aerial photography to confirm that unpermitted work has not occurred. In many cases, this does mean that a homeowner must apply for permits for unpermitted work before we can approve any new work on that site.

Plan review for the above referenced accessory dwelling unit (ADU) has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

1. COMMENT: The site plan provided is incomplete.

Specifically:

A. Draw, label and dimension everything that exists on the property to a scalable drawing graphic (examples include the principal residence, porches, breezeways, sidewalks, driveways, parking spots, walls, fences, ramada, shed, carport, shade sail, cistern, pool, guest house, sleeping quarters, accessory dwelling unit) and provide dimensions of any structure as it relates to nearby structures and property lines and provide the heights (measured from above finish grade to top of wall, etc.) of those structures that run parallel-perpendicular to any nearby adjacent property lines.

The site plan is missing the unpermitted shade sail over along the east side of the residence. Draw, dimension and label shade sail.

The site plan is missing the unpermitted structure along the west side of the residence. Draw, dimension and label structure. Provide dimension from structure to west property line.

The site plan is missing the pool to the northwest of the residence. Draw, dimension and label pool.

B. Update the four property dimension lengths and easement per https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=15044

C. Provide the missing legal description and parcel number per: https://gis.pima.gov/maps/detail.cfm?&parcel=133060740

D. Provide R-1 zoning labels on all four sides of this parcel (and including this parcel).

E. Provide a setback table as follows:

1. The front yard setback is 20’-0” (along E Calle Playa)
2. The street side yard setback is 10’-0” (along N Avenida Ricardo Small)
3. The interior setbacks are 5’-0” (north property line and east property line)

F. Label E Calle Playa and N Avenida Ricardo Small and provide dimensions from each centerline of each street to the curb and curb to the property lines per https://maps-and-records.tucsonaz.gov/construction-plans/details/I-72-056 , sheets 6 and 10.

G. As currently depicted the residence, driveway location are not depicted in a way that is consistent with the parcel. Update accordingly and reference the county assessor’s record for that latest for the residence: https://www.asr.pima.gov/ParcelData/Apex/13306/0740-1.JPG

2. COMMENT: Per UDC 6.4.5.C.1.b, the street side yard setbacks is 10’-0”. Per aerial imagery, the unpermitted structure along the west property line does not appear to meet that setback standard. Provide a dimension from that structure to the west property line. As currently depicted, the dimensions to the south and west (1’-0”) do meet these standard and being a detached, habitable structure, will require an attempt to seek setback relief;

3. COMMENT: After reviewing the property documentation history in Property Research Online (PRO), zoning could not verify any permit documentation for the structure along the west property line or the shade sail along the east property line.

Zoning will not be able to approve the permit application until the permit information is provided. If permit documentation cannot be provided, both items are less than 200 square feet and do not have utilities serving them, both can be included on

4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments.
