This site is located within the H0-3 zone (Unified Development Code (UDC) Article 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-5).

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Site Zoning is unable to approve the permit until the Historic Review Design Package has been approved. Once approved, please upload the decision letter with the site plan and other relevant materials for TC-RES-0426-01972.

2. Ordinance No. 12219, effective 01/01/2026, is an amendment to the Unified Development Code (UDC). Per this ordinance, residential setbacks for the H-03 zone are now 5’ for the rear and side lot lines of interior lots, and 20’ for the front setback. Please revise Sheet A-0 to reflect the current required setbacks.

3. Two structures appear along the northwest quadrant of the property. Show all existing structures on the site plan. If these structures are 50 years old or older, they will also need to meet Historic Design guidelines and approvals. Please make a note on the site plan if these structures are to be demolished and/or provide a demolition plan with the construction plans.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
