This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Site planning would not be able to approve the request for a second driveway. Ordinance No. 12219, effective 01/01/2026 is an amendment to the Unified Development Code (UDC). Per Article 4.9.7.B.12., front yards are permitted one driveway no more than 20 feet in width and up to 400 square feet of additional area. The link to this ordinance is provided after Comment 3, below.

2. Site Planning would be able to approve the request for the 4’ wall; however, if a wall is still planned, the site plan is incomplete.
