If you have any questions about these Residential Building Safety comments, I can be reached at jorge.ruiz@tucsonaz.gov SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2024 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. 1. Provide a response letter on separate file with the updated construction plan set. 2. The City of Tucson adopted the 2024 IRC with amendments on 1/1/2026. Show the current code reference on the plans. 3. Provide appropriate ventilation for bathroom with proposed deleted window of no less than 50 cfm per table M1505.5 of the 2024 IRC. 4. The roof structure may not extend to a point closer than 3 feet from the adjoining (neighboring) property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). |

Residential Engineering: 1. Residential Engineering will be unable to approve permit TC-RES-0426-01865 until the associated floodplain use permit TE-FPU-0426-00131 is approved and issued. Please upload your revised plans to TDC-Online with a revision letter outlining what has been revised on the doc set. Resubmittals will not be accepted without the revision letter that answers all of the above comments. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Until the floodplain use permit is issued, Site Planning is unable to approve the site plan. Please include a copy of the FPU when resubmitting the updated site and construction packet. 2. Many required items are missing from the site plan. Below is a list of some examples, but not all of the following missing information. Please provide or correct the following on Sheet A100: a. Lot dimensions. Per UDC 6.4.3.B.3.b., vehicle use areas are measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. d. Distance between buildings and their nearest property lines. e. Elevations/ heights of all items to be added, shown from the east, west, north and south if not attached. 3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
