This site is located in the R-3 zone (UDC 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6. Comment 1: According to the Subdivision Plat Map for the area, the dimensions of this property are 44’ by 85’, and not 94’, as currently shown on the site plan. Please revise the length of the property on the plan, which should come to the south edge of the labeled vacated right-of-way. Comment 4: Please revise the labeling of the unit on the site. As there is only one home on this parcel, the structure currently labeled Guest House (Unit 2) should be labeled primary dwelling or main house. Comment 5: Based on aerials of the site from 2024, there is a medium sized structure on the site in front of the primary house. Please draw, dimension, and label this structure on the site plan.
