| 04/16/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Roxanne Johnston Planner PROJECT: TC-RES-0426-01605 4150 E 1st. St., Tucson, AZ 85711 Carport (1st Review) TRANSMITTAL DATE: 04/17/2026 This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan is not sufficient for a zoning review. Please use the following link to the Full site/plot plan requirements found at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples . 2. The image shown in the submittal materials indicates that the carport would encroach into the required 20’ setback. Setbacks are measured from the property line inward and not the street or sidewalk. Per the Unified Development Code (UDC) 6.4.5.D.3.a., the carport may encroach 10’ into the front setback, measured from the front property line to the nearest supporting post or column. If the carport extends more than 10’ into the required front setback (towards the north side of the lot), a Design Development Option (DDO) will be required. To submit a DDO application, apply for a new sub-record under this permit at TDC Online. In order to get this specific review scheduled and if you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov or Georgia Pennington at Georgia.Pennington@tucsonaz.gov. Until the DDO is approved and the appeal period has passed, Site Zoning will be unable to approve TC-RES- 0426-01605. Include the approval letter with the updated plans and a response letter explaining how you have addressed all comments. The DDO process takes roughly 6 weeks. 3. The proposed carport also appears to fully encroach into the east 5’ setback. If the distance between the lot line and the supporting post or column is less than 1’, this will also triggers an application for a DDO and subsequent approval. This exception to meet the 5’ side setback can be requested on the same DDO application as the front yard encroachment discussed in 4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
