This site is located within the R-2 Zone (UDC 4.7.9). Multi-family is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.
1. The legal description on the site plan does not match the information shown on information listed by the Pima County Assessor’s Office as found at the following link ( www.asr.pima.gov/ParcelData/Map/Arm/MP05/05065.PDF ). The description should read ‘Amended Government Heights No.2, Lot 1, Block 4 or a similarly. Please revise.
2. The lot size does not match the 6,975 sq. ft. described on the Pima County GIS site accessible here: https://gis.pima.gov/maps/detail.cfm?&parcel=12006044E Please revise.

3. Revise the Parcel Number on the site plan. The current parcel number does not match Tucson Maps and should read, ‘120-06-044E.’

4. Given the need to revise the lot size, please verify the square footage of the vehicular use areas, measured within the outside edges of any allocated to vehicle use, whether improved or unimproved, and recalculate the overall lot coverage per UDC 6.4.3.

5. The current site plan does not fully address the requirement for ADA access. Per the City of Tucson Inclusive Home Design Ordinance ( https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf
), all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Please demonstrate an ADA accessible pathway to a public area.

6. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
