PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments and building ordinances for all dwellings.

The plans show a new dwelling (rather than an sleeping quarters addition) which requires a Pima County assigned address (unit number) shown at each dwelling on the site plan. https://www.pima.gov/1010/Addressing-Frequently-Asked-Questions

Provide a response letter addressing each comment with sheet number location where the change is located. Submit separate letter and plan set files.

GENERAL COMMENTS :

1. Show one-hour fire-resistive construction in compliance with IBC Table 721.1(2) for the separating wall between units. Provide a separating wall detail showing the proposed materials for compliance.

SITE PLAN:

1. Show the location of the electrical service line (overhead or underground) between the pole and service panel, R106.1.1. An overhead service conductor requires an 8-foot clearance above the proposed roof, E3604.2.1. Check with TEP customer service for electrical line options of raising the conductors or relocating the service panel.

PLUMBING PLANS:

1. Show the water heater capacity rating, P2801.1. The electric circuit is sized for the rating requirement.
2. Show a two-way cleanout at the building exterior, at 100’ intervals and at change of direction exceeding 135 degrees, P3005.2

MECHANICAL PLANS:

1. Provide heating/cooling facilities in all habitable rooms, R303.9. Show the equipment location and rating for demand requirement.
2. Provide (fresh air intake flow rating) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Identify the device model number providing an adjustable setting and note the minimum continuous setting. A one-bedroom dwelling under 1501 SF requires a 30 CFM continuous setting.

ELECTRICAL PLANS:

1. Update the Riser Diagram showing a new sub-panel for serving the ADU, NEC 225.30 and E3403. Show a sub panel feeder size and appropriate main breaker, E3602.1 & E3603.1.
2. Note that all smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup, R314. Show the circuit number on the ADU sub panel schedule.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place within the dwelling or electrical panel, N1101.14. Add notation to plans.
