This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Note the 2018 IRC reference on the plans. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SITE PLAN: 1. Show the location and size of the water line providing the required service, R106.1.1. The connection point is usually at the water meter for locating the minimum required pipe size. PLUMBING PLANS: 1. The Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate water meter size. 2. Show the water heater rating, P2801.1. ELECTRICAL PLANS: 1. Provide a conductor rating consistent with the breaker protection of 100 AMP which is #3 copper 75 degree C, E3602.1 & E3603.1 Update the feeder conductor size shown on the primary panel schedule in compliance with Table E3705.1 or reduce the breaker to a maximum of 85 AMPS. Fox Trot Drive Tucson, AZ 85746 Sleeping Quarters (1st Review) TRANSMITTAL DATE: 5/30/2025 This site is located in the C-1 zone (UDC 4.7.20). A single-family residence is a permitted use in this zone (Table 4.8-4). Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Per the tentative and final plat (S98-052, MP-52-049), there is a general note that states “Development shall not encroach into the 100 year flood plain, or erosion hazard setbacks delineated by this plat”. Lot 281 (5241 S Fox Trot Dr.) has a 40.56’ erosion hazard setback on the South property line and a 39.25’ erosion hazard setback on the North property line: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-52049&19991160167. Site zoning is unable to approve the sleeping quarters where they are currently shown on the site plan. 2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
