This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9. 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. 2. The street perimeter yard setback shown to the north property line is not correct. Per UDC Article 6.4.5.C.1.a the front street perimeter yard setback is 20’. 3. The sidewalk location shown is not correct. Per Constructure Plan I-773 sheet 1, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-773, The distance from the north property line to the sidewalk is 1’-0”. Also provide a dimension from center line of 14th St to the face of curb, where pavement meets the concrete curb, and from face of curb to the north property line. The distance from centerline to curb should be 18’ and from face of curb to the property line should be 7’.
