This site is located in the R-2 zone (UDC 4.7.9). Duplexes are a permitted use in this zone (Table 4.8.4) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Previous Comment 2: The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. ***Follow up to Previous Comment 2: There are some inconsistencies in lot coverage items and calculations. The General Notes page lists 900 square feet for each of the units, and the Site Plan shows 860 square feet. The utility area in the Site Plan shows 95 square feet, and the New Mechanical/Laundry on the General Notes page shows 107 square feet. Please double check these measurements and ensure they are consistent between pages. Please recalculate lot coverage calculations. As this site is located in the NR-2 zone Neighborhood Preservation Zone (NPZ), Zoning cannot approve this permit application until review and approval by the Design Review Board.
