This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. 2. Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. Per UDC Article 6.4.5.C.1.a For single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line. Based on the dimension provided the proposed front street perimeter yard setback from the post supporting the front porch to the street property line is 19.5’. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. Based on aerial photos there is a carport type structure located along the southeast corner of the residence which shows up sometime after 2022. Zoning was not able to find approved permit documents for this structure. Either provide approved permit documents or include this structure in this permit or provided photos that clear show that this structure has been removed from site.
