This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 – 9. 1. Per UDC Article 6.4.5.D.2.a.(2) The roof overhang may only extend two (2) feet into the required 10’-0” street perimeter yard setback, UDC Article 6.4.5.D.3.a. Based on a 2’-10” roof overhang the proposed front street perimeter yard setback from the allowed 2’ over hang is 9’-2”. A Design Development Option (DDO) will need to be submitted and approved.
