PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments and building ordinances for all dwellings.
Each dwelling unit with kitchen requires a separate Pima County assigned street address after Zoning approval, R319. Show Pima County assigned unit numbers at each dwelling on the site plan. https://www.pima.gov/1010/Addressing-Frequently-Asked-Questions

An impact fee payment is required for an ADU at the time of permit payment.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Show the location of utility meters and gas, water, electrical, and sewer lines, R106.1.1. Each dwelling requires an appropriate source of electrical and water supply. Show the location and size of lines with connection points, R106.1.1. Identify the utility lines requiring upgrade or replacement.

PLANS:

1. Show a door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1.
2. As shown the garage beneath habitable rooms require separation from all overhead habitable rooms by not less than 5/8” type X gypsum board or equivalent. Also, show ½” GWB is required on supporting walls, Table R302.6. Indicate if existing or proposed.
3. Provide a 36” guardrail at roof areas with access from the ADU door with R312 compliance or remove the door opening to the roof.

PLUMBING PLANS:

1. The Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate water meter size for the additional demand.
2. Show an individual accessible water supply shut off for the proposed dwelling unit, P2903.9.1.
3. Clarify the outlet #6 (range) BTU demand for gas pipe sizing in conformance with Table G2413.4(1). The demand entry for section K is not consistence with the entry for #6. The isometric shows undersized pipe for many sections. Reduce the developed length or the demand or show larger pipe sizes or add a separate meter for the ADU.

ELECTRICAL PLANS:

1. Provide a Subpanel feeder as shown on the Riser Diagram, E3602.1 & E3603.1. Remove the 150 AMP breaker from Panel A which is oversized for the 125 AMP panel. Also show panel ratings consistent with the Riser Diagram.
2. Show a smoke alarm on each story of the dwelling (stairway lower level), R314.3.3.
3. Show the location of a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
4. Show a 20 AMP branch circuit for the dishwasher/disposal circuit #32, E3703.8 City of Tucson Amended
5. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Update Note H by removing “bedrooms”.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
