05/13/2025 Site Zoning - Standard REQUIRES RESUBMIT FROM: PDSD Zoning Review Section

PROJECT: TC-RES-0425-01964
6401 E CALLE BOOTIS – R-1
Convert Garage Space into Quest Quarters and Bathroom Addition (1st Review)

TRANSMITTAL DATE: May 13, 2025

COMMENTS: Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Per the Lakecrest No. 3 final plat, found at: https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=17055, the north property dimension is not correct.

2. Per Construction Plan I-68-004, sheet 14, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-68-004, the total distance shown from face of curb to property line is 9’-0’ not 10’as shown on the plan.

3. The “10’-0” SETBACK” is not correct. Review UDC Article 6.4.5.C.1.a and show the correct street perimeter yard setback on the plan.

4. Provide a full floor plan for the existing residence so that Zoning can determine if the requirements of UDC Article 4.9.7.B.7 apply. UDC Article 4.9.7.B.7 states “For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.

5. Based on aerial photos there was an addition to the garage sometime after 2005. Zoning was not able to find approved permit documents for this addition. Provide approved permit documents for this addition. If you are not able to provide approved permit documents the following comment will need to be addressed.
Based on a wall height of 8’-6” the required perimeter yard setback from the garage to the west property line is 6’-0”, UDC Table 6.3-2.A. As the actual perimeter yard setback was not provided and the garage clearly does not meet the minimum 6’-0” setback at a minimum a neighbors setback waiver must be secured, UDC Article 6.6.2.D. To secure this neighbor’s setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

Signature: _____________________________

Date: _________________________________
If you are not able to secure this waiver a Design Development Option (DDO) to reduce the setback will need to be submitted and approved. DDO application and requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. If you have questions about the DDO application or process please contact Georgia Pennington at Georgia.Pennington@tucsonaz.gov”.
