COMMENTS:
1. The City of Tucson does not use a 2021 Outdoor lighting code (Pg. C00).
2. Beam appears to be missing for the new porch, or incorrectly called out (Pg.A07)
3. Is Spray foam being used on the roof or fiber glass in the ceiling? It can not be both. (Pg.S02)

7. OUTDOOR LIGHTING CODE - PROVIDE LIGHTING FIXTURE SPECIFICATIONS. FULL CUTOFF FIXTURES REQUIRED. Refer to the 2012 Outdoor lighting amendment.(Pg.E01)
8.Provide pipe size per Table G2413.4(1) 2018 IRC (Pg.P02)
9. The mechanical page references the IECC air leakage and duct tightness test, if these are to be performed, please submit that documentation in the re submittal. However, it appears that mini splits are being used, therefor there are no ducts to test, please remove unnecessary blocks of information from this page and the rest of your legal document.

Site Engineering comments are as follows:

1. This project lies within a recognized floodplain and requires a Floodplain Use Permit (FUP).
2. The proposed home addition has a listed valuation of $80,000 on the permit submittal. The estimated maximum value for this project to remain “Non-Substantial” is $76,605. If the increase in the value of the structure is over the non-substantial threshold, the entire structure may need to be brought to current floodplain standards.
3. There are two options –
a. Provide a cost estimate from the contractor that is lower than the substantial threshold.
b. Provide an appraisal for the structure in excess of two times the cost estimate of the project. The Substantial Improvement threshold value was calculated by taking the Full Cash Value of the parcel on the Assessor’s Site.
$235,709 x 0.65 x .5 = Threshold
The 0.65 is the estimate for the value of the structure. Half of that is the threshold of $76,605.

Building Plan Review – 1st Review

TRANSMITTAL DATE: May 13, 2025

This site is in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:
Correct the following plan and elevation sheets, as noted in the comments below, along with a detailed response letter indicating responses to the review comments.

PLANS:

1. COMMENT: The site plan (A01 Sheet) provided is missing some information and has some incorrect information. Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example

1a) Update property dimensions to reflect those found in the Pima County website. This will affect the site plan graphically, lot coverage calculations (area of lot, total lot coverage) and lot size number.

2a) Add Building elevations table, providing the heights as found in plot plan example above.

3a) Per Pima County Frontier Village MP 07069, add the 5’utility easement along the rear property line.

4a) Per Pima County Frontier Village MP 07069, add the 25’building line setback along the front property line (in lieu of the 10’ setback you have shown in site plan and setback table).

2. COMMENT: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
