Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file when submitting the updated construction plan set.

PLANS:

1. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads (Table R602.7(3)). Show the proposed rafters extended to the existing porch beam. This beam may require replacement if undersized for accepting the additional load.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:
Correct the following plot plan and section sheets, as noted in the comments below, along with a detailed response letter indicating responses to the review comments.

PLANS:

1. COMMENT: Plot plan was provided but is either missing some information or the information is incorrect. Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example

a) Provide property dimensions per Pima County website.
b) Per our plot plan sample linked above, provide dimensions from the center line of Calle Joya de Ventura to the face of curb as well as a dimension from the face of curb to the property line.
c) Add Building Elevations heights ‘chart’ for the West, North and East of the proposed porch per the sample plot plan linked above.
d) Add dimension to the section from the design grade to the top of the framing beam (underneath the framing rafter).

2. COMMENT: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
