Comment: Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example. Zoning recommends that you use the plot found under permit T02CM04289 on the COT PDSD Property Research On-line webpage found at: https://pro.tucsonaz.gov/. Remove all approval stamps and clearly show the proposed Pergolas on the plan. 2. Provide the height of the proposed pergola. Per UDC Article 6.4.4 the height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof (See Figure 6.4.4-A, Measurement of Building Height .) Per UDC Article 6.6.3.D accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height. Per UDC Article 6.4.5.B perimeter yard setbacks are based a measurement from design grade to the point where the post and beam supporting the roof meet at the highest point. For a pergola type structure, the setback is measured from the post supporting the roof. Per UDC Table 6.3-2.A, the minimum setback from the proposed pergolas to the east property line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s post and beam facing the east property line property line. Based on the 8.4’ height provided in the Description the required perimeter yard setback from the pergolas to he east property line is 6’-0”, proposed setback is 2.5’. Per UDC Article 6.6.2.D the proposed pergolas may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor’s setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ As the adjacent owner is the VILLAGE GREEN HOA the signature is required to be one of the HOA Board members.
