Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a dimension from the centerline of both streets to the face of curb.

2. Provide a front street perimeter yard dimension from the west property line to the existing residence.

3. Provide a width dimension for the alley shown on the plan.

COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1).

Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. As height dimensions from design grade were not provided Zoning has added 6” to the heights provided.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

1. This comment was not addressed. Based on a wall height of 21’-6” the required perimeter yard setback from the proposed residence to the south property line is 14’-5”, Proposed setback is 10’-10”.

Per UDC Article 6.4.5.C.1.b the required side street perimeter yard setback to the proposed SFR is 10’-0”,

2. This comment was not addressed. Proposed side street perimeter yard setback from the proposed residence to the north side street property line is 7’-10”.

Per UDC Article 6.4.5.C.1.b the required street perimeter yard setback for carports and garages which face the a street is 20 feet regardless of the street .

3. Proposed street perimeter yard setback from the garage to the street is 7’-10”.
