This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SITE PLAN: 1. Show the location of utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Show the permit number for the covered patio, R106.1.1. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by protecting the structure placed within 3 feet of the property line in compliance with IBC Table 721.1(2). ELECTRICAL PLANS: 1. Interior 15A & 20A circuits serving outlet locations including lights require combination type arc-fault circuit interrupters, E3902.16. Add notation to circuit #7. | 05/07/2025 | Site Zoning - Standard | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Krista Hansen Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-0425-01754, HO-3 600 S 9TH AV TUCSON, AZ 85701 Residential Addition/Alteration (1st Review) TRANSMITTAL DATE: 05/07/2025 This site is zoned HO-3 (UDC Section 4.7.15). An detached single-family dwelling is a permitted use in the HO-3 zone. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Corrected plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments. 01. COMMENT: Provide a residential plot/site plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. Provide a lot coverage calculation (%) on the site plan. b. Provide the height of the exterior walls as measured from design grade to the highest point of the wall (Unified Development Code – UDC 6.4.5.B.1). c. Provide perimeter yard setback dimensions from all existing structures to the applicable property lines. Minimum front street perimeter yard setback is 20’-0” (UDC 6.4.5.C.1.a). Interior perimeter yard setbacks are 10’-0” or 3/4 the height of exterior walls, whichever is greater (UDC Table 6.3-3.A). d. Provide a dimension from the centerline of 9th Ave to the face of curb, where asphalt meets the concrete curb and from face of curb to front street property line. e. Add zoning classification of adjacent parcels to the site plan, which are all HO-3. 02. COMMENT: Based on aerial photos, the covered patio in the northwest corner of the property appeared sometime around 2021. Zoning was not able to find approved permit documents for this addition. Please include the covered patio as part of the work on this permit. Provide dimensions, height, setbacks, and structural drawings. In addition, the covered patio appears to not meet setbacks along the north and western property lines, which are 10’-0” or 3/4 the height of the shade structure, whichever is greater. As this property is located within Barrio Historic District HPZ, historic review will be required. Reduced setbacks may be granted through this process.
