This site is zoned O-3 (UDC Section 4.7.15). Single-Family Detached Residential is a permitted use in the O-3 zone.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Provide a site plan, as noted in the comments below, along with a detailed response letter to the zoning review comments.

1. COMMENT: Clarify if this is structure (and property) is intended to be used as a residence, home business or business use.

2. COMMENT: Provide a detailed site plan (example linked below) that acknowledges detailed information including dimensions, zoning information, lot coverage calculations, residence square footage, utility locations, street to property line dimensions, etc.

3. COMMENT: Update the north and south property dimensions to what is shown in the county website.

4. COMMENT: Per 6.4.5.D.3.b. A wall or fence not over six feet high may be erected within the limits of a perimeter yard (A setback area to separate buildings from adjacent property or streets.). Detail 2/A0.0 does not meet this requirement in both the 6’-4” and 7’-0” dimension depicted. Three options exist:
a) adjust the design heights accordingly to meet the 6’-0” dimension at its highest point
b) adjust the design per 6.6.2.I.1. and Figure 6.6.1-A https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5291
