COMMENTS:
1. The proposed screen wall to go the length of the property needs to be a separate wall permit with the following requirements listed below.
1. Height of screen wall unclear. A structural engineers review and stamp will be required for a retaining wall or wall over 7ft. Please provide a Arizona registrants approval of these plans upon re submission.
2. The use of obscure City of Tucson and Pima county stamps is highly unadvised and should be removed from these plans immediately.

Provide a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a dimension from the centerline of 1st to the face of curb, and from face of curb to the south property line. Per Construction Plan I-583, sheet 7, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-583, the distance from centerline to face of curb is 18’ and from face of curb to property line is 12’

2. Remove all reference to future units from the site plan.

3. The site plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” =20’

4. The “8’-8” and (21’-0” SET BACK) listed under Code Review is not correct.

5. Provide a height for the proposed site wall on the plan.
