This site is in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

1. This comment was not addressed. COMMENT: Clarify scope of work. This was filed as ‘Renovate SFR and Enclose Carport’ when the drawings propose a duplex. It appears any drawings related to any renovation (existing conditions, demolition, elevations) and how that correlates to the proposed scope) are missing.
