TRANSMITTAL DATE: September 18, 2025

This site is in the R-2 Residence Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Plan review for the above referenced carport and sheds has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:
Correct the following plot (site) plan sheet, as noted in the comments below, ALONG WITH A DETAILED RESPONSE LETTER INDICATING RESPONSES TO THE REVIEW COMMENTS.

SITE PLAN:

01.COMMENT / REVIEW #1: PARTIALLY COMPLETED

01.COMMENT: Provide a residential site plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf , to include but not limited to:

a. Indicate the scale of the plan (must be engineering scale, i.e. 1” – 10’-0”)
b. Provide perimeter yard setback dimensions from all existing and proposed structures to all property lines. Minimum front street perimeter yard setback is 20’-0” (Unified Development Code – UDC 6.4.5.C.1). Side and rear yard setbacks are 6’-0” or 2/3 the height of exterior building wall, whichever is greater (UDC Table 6.3-2.A).
d. Indicate the zoning of this parcel and all adjacent parcels, which are all R-2.


02.COMMENT / REVIEW #1: THERE IS NO INDICATION AS TO HOW THIS COMMENT IS BEING ADDRESSED. PROVIDE DIMENSIONS FROM EAST SIDE OF SHEDS TO ADJACENT PROPERTY LINE.

02. COMMENT: Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area (the area between the principal building and the front street lot line). The two storage sheds shown on the site plan are in the buildable area. If the applicant wants to keep the sheds in this location, a Board of Adjustment Variance would be necessary. 03.COMMENT / REVIEW #1: THERE IS NO INDICATION AS TO HOW THIS COMMENT IS BEING ADDRESSED. PROVIDE DIMENSIONS FROM EAST SIDE OF CARPORT TO ADJACENT PROPERTY LINE.

03. COMMENT: Per UDC Table 6.3-2.A, the minimum side yard setbacks are 6’-0” or 2/3 the height of the exterior wall, whichever is greater. Based on aerial photos, it appears the carport was built up to the property line (please add this dimension on next submittal).

If the carport is less than 1’-0” from the property line, a Board of Adjustment Variance would be necessary (see Comment 2 for more information).

If the carport is more than 1’-0” from the property line, a Design Development Option (DDO) will be required.
