This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.



RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.



A response letter to the 9/18/2025 Site Zoning review was not included in this submittal as directed. Submit a response letter with every submittal explaining how staff comments were addressed.



After the variance pre-application conference, staff understood that the variance proposals requested by the applicant were to be withdrawn as the applicant did not want to supply a licensed survey. The variances would have pertained to the following:

An exception from UDC Table 6.3-2.A., allowing the attached carport to be located within one foot of the required six feet wide or 2/3 the height of an exterior wall near the east property line;

An exception from UDC 6.6.3.C., allowing for the two storage sheds located in front of the residence; and,

An exception from UDC 6.6.2.I., allowing the solid metal fencing to be over 6’ in height without openings.



CARPORT:

To avoid the requirements of variances and continue the use of the carport, the structure will need to be modified. Either meet the 6’ setback or modify the carport to be up to one foot away from the east property line, which will require a Design Development Option (DDO).

FENCING:

Unless the fencing is modified to a maximum height of 6’, a DDO approval would be required to allow the fence height to remain in excess of 6’ and not exceed 8’ without openings per UDC 6.6.2.I.



STORAGE SHEDS:

Without a variance, the two storage sheds would need to be removed in front of the residence.
