This site is in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:
Correct the following plot (site) plan sheet, as noted in the comments below, along with a detailed response letter indicating responses to the review comments.

PLANS:

1. COMMENT: After reviewing the property documentation history in PRO, zoning could not verify any permit documentation for the existing shed in the southeast corner of the front yard. Per 6.4.5.D.2, and .3 there is nothing that states a storage shed is permitted in a front yard 20’-0” setback. If the front yard setback cannot be met per the above standard, a Board of Adjustment (B/A) Variance Process can be utilized to modify the requirement. Zoning cannot approve this permit until the Board of Adjustment (B/A) Variance Process is completed and approved.

2. COMMENT: After reviewing the property documentation history in PRO, zoning could not verify any permit documentation for the existing carport in the southwest corner of the front yard.

2a) Per 6.6.3.C., at appears this shade structure or carport exceeds the 400 square feet allowed for this type of element. Provide accurate square footage, dimensions of the storage shed and dimensions to the property line per comment 3 (below) consistent with the plot plan requirements.

2b) Additionally, per 6.4.5.C.1.c.2., for carports, “if the distance between the back of street curb and carport is eight feet or less, a minimum of one foot must be provided.” Provide accurate square footage, dimensions of the carport and dimensions to the property line per comment 3 (below) consistent with the plot plan requirements.

If the canopy requirements above (2a and 2b) cannot be met per the above standards, a Board of Adjustment (B/A) Variance Process can be utilized to modify the requirement.
