Indicate the scale of the site plan (i.e., 1” = 10’). 2. The lot coverage calculation is incorrect and should also include the existing driveway (UDC 6.4.3.B.3.b). Lot coverage shall not exceed 70% of the total lot area (UDC Table 6.3-2.A). 3. The distance between the centerline of 4th Street to the curb location, as well as the distance between the curb location and the street property line, are incorrect. Per page 14 of Paving Plan I-835, the dimension between the centerline of 4th Street and the street property line is 30 feet. Additionally, the distance between the centerline of 4th Street to the face of curb is 13’-6”, and the distance between the face of curb and the street property line is 16’-6”: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-835. Provide the above dimensions on the site plan to ensure the minimum required street perimeter yard setback is satisfied. Per UDC 6.4.5.C.1.a, the minimum required front street perimeter yard setback is twenty feet. However, shade structures or carports may project up to ten feet into the required setback (UDC 6.4.5.D.3).
