Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. Remove the existing rear porch from the lot coverage calculation as roofed areas, open on at least one side, which provide shelter to exterior areas, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are excluded from the lot coverage calculation (UDC 6.4.3.C.1.a).

2. According to the Estes Park No. 2 subdivision plat, the size of the lot is 8,056 square feet: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-20077&. Update the lot coverage calculation to reflect the correct lot size.

3. Verify the street perimeter yard by providing a dimension from the centerline of 29th Street to the face of curb location, as well as a dimension from the face of curb location to the street property line.

Per page 8 of paving plan I-70-042, the distance from the centerline of 29th Street to the face of the curb is 22 feet, and the distance from the face of curb to the street property line is 23 feet. The street property line is also located one foot behind the edge of sidewalk: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-70-042.

4. Perimeter yards are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5-B and Figure 6.4.5-A). Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yards are six feet or 2/3 the height of the exterior building wall, whichever is greater.

Provide a dimension measured from the design grade elevation to the highest point of the proposed wall under the roof overhang to verify the above perimeter yard requirement. A Design Development Option (DDO) will be required if the height of the proposed exterior wall exceeds a height of 9’-0”.
