05/22/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Georgia Pennington Planner PROJECT: TC-RES-0424-02402 480 S EVENING ROSE AV. – R-1 Extend Porch and Ramada Addition (1st Review) TRANSMITTAL DATE: May 22, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale. i.e. 1” = 10’, 1” = 20’ etc. b. Provide the zoning of all adjacent properties on the plot plan. c. Provide the property dimensions on the plot plan. d. The lot coverage is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. The pool listed in the lot coverage is not included In the calculation. e. The front setback listed under Development Standards is not correct and should only show 20’-0”, see UDC Article 6.4.5.C.1 2. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the top of beam meets the roof rafter. As dimensions were not provided to design grade 6” has been added to the 11’-3” dimension provided on the west elevation to the top of beam. Based on a height of 11’-9” the required perimeter yard setback from the proposed large covered patio to the west property line is 7’-10”, propose setback is 6’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
