Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. Remove the covered patios from the lot coverage calculation as roofed areas, open on at least one side, which provide shelter to exterior areas, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are excluded from the lot coverage calculation (UDC 6.4.3.C.1.a). Pools are also not included within the lot coverage calculation.

2. Clarify the future location of the existing shed proposed to be removed. The shed shown along the west lot line does not appear in aerial photography and does not meet perimeter yard requirements as well. Provide the proposed setback for this specific shed.

The required perimeter yard for the shed may be reduced with a signed neighbor’s setback waiver in accordance with UDC 6.6.2.D. The waiver shall be signed by the owner of 5002 East 18th Street and pasted directly onto the site plan with the following language:

3. Perimeter yards are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5-B and Figure 6.4.5-A). Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yards are six feet or 2/3 the height of the exterior building wall, whichever is greater.

Based on a wall height under 9’-0”, the required side perimeter yard is 6’-0” as measured from the east lot line. The proposed side perimeter yard is 2’-8” as measured from the east lot line.

Zoning acknowledges a Design Development Option (DDO) application has been submitted. Zoning cannot approve TC-RES-0424-02392 until the DDO process is completed and approved. Contact Mark.Castro@tucsonaz.gov if you have questions about the DDO process.
