Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Provide a response letter on separate file with submitting the updated construction plan set. Indicate the sheet number where the comment is addressed.

The construction plan set should show all proposed additions, repairs and alterations with clarification between existing from a previous permit and new for this permit.

SITE PLAN:

Provide a site plan showing utilities for the dwelling, R106.1.1. Show the location and size of the water supply pipe to the building(s) along with required alterations.

PLUMBING PLANS:

1. Show an appropriate existing or proposed yard supply pipe size, P2903.7.
2. Show the water supply shut off and water heater location with capacity (storage or demand) on sheet P1.0, P2801.1 & P2903.9.1.
3. Show any replaced hot and cold water pipes, P2903.6.

MECHANICAL PLANS:

1. Show any proposed changes along with the sheet number that shows the sizes or capacities, R301.1.

ELECTRICAL PLANS:

1. Show the location of each Electrical Panel, E3404.12. Panelboards and overcurrent protection devices shall not be in clothes closets, E3405.5. Show an appropriate location for Panel B.
2. Show #10 wire size for Oven circuit #B5/7. Refer to Table E3705.5.3 for sizing 15-, 20- & 30-AMP branch circuit conductors and protection ratings.
3. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Update receptacle locations for Bedroom #2 and 3 on sheet E2.0.
4. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.

OUTDOOR LIGHTING CODE

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

This comment was not addressed. COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. This comment was not addressed. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.

2. This comment was not addressed. The perimeter yard setbacks shown on the plan are not correct. Per UDC Article 6.4.5.C.1 the street perimeter yard setback is 20’-0” and per UDC Table 6.3-2.A the interior perimeter yard setbacks, north, east & west are the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line.
