This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with submitting the updated construction plan set. The construction plan set should show all proposed additions, repairs and alterations to the building and parcel. SITE PLAN: Provide a site plan showing utilities for the dwelling, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations. FLOOR PLAN: 1. Notate changes to existing walls or windows. PLUMBING PLANS: 1. Show an appropriate existing or proposed yard supply pipe, P2903.7. 2. Show an appropriate existing or proposed water heater with capacity, P2801.1. MECHANICAL PLANS: 1. Show any proposed changes, R301.1. ELECTRICAL PLANS: 1. Clarify if the electrical service panel will remain as existing or will be replaced and show the location on the plan. 2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, R106.1.1. 3. Provide a panel schedule showing the ampacity and number of poles consistent with the load, E3601.6.1 & E3706.2. 4. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Update receptacle locations on sheet E2.0. 5. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 6. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. Update the AFCI entries on the panel schedule or remove the current entries and add an appropriate note. OUTDOOR LIGHTING CODE Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. 05/20/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0424-02373 4915 E FAIRMOUNT ST. – R-1 Remodel existing house (1st Review) TRANSMITTAL DATE: May 20, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. 2. The perimeter yard setbacks shown on the plan are not correct. Pre UDC Article 6.4.5.C.1 the street perimeter yard setback is 20’-0” and per UDC Table 6.3-2.A the interior perimeter yard setbacks, north, east & west are the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line.
